Selling on the Peninsula
Bayonne is a long, narrow city at the bottom of Hudson County, with Newark Bay on one side, New York Bay on the other and the Kill Van Kull across its southern end, where the Bayonne Bridge crosses to Staten Island. About 72,000 people lived there at the 2020 census, and the Census Bureau estimated close to 75,000 by July 2025, all on under six square miles.
Compared with the rest of the county, Bayonne leans a little more toward owners. Just over 36% of its homes are owner-occupied, against about 31% county-wide and under 28% in Jersey City. The streets are numbered and the avenues lettered, with Broadway running down the middle, and the sellers we hear from here are often families who have held a house a long time: heirs, landlords with long-standing tenants, or owners ready for something smaller.

How the Bayonne Market Looks Right Now
Redfin's numbers for the three months to August 2026 put Bayonne's median sale at about $660,000, 1.5% above the same stretch a year earlier. Homes went under contract faster than the year before, in a median 29 days instead of 36, and 112 sold in August. In a market like that, a house in good condition with a seller who can be patient will often do well listed with an agent, and you should hear that from us up front.
Selling for cash makes more sense when the house itself is the obstacle: a roof or boiler that a buyer's inspector will flag, a basement that has taken on water, rent-controlled tenants that cut the pool of interested buyers, an estate that needs to settle, or a seller who cannot handle months of showings and repair requests.
Bayonne's New Resale Certificate
For years, a Bayonne seller needed a Continuing Certificate of Occupancy, the CCO. On October 1, 2025, the Building Department replaced it with the Resale Certificate. According to the city's announcement, only the name changed and the application got shorter: it is still the certificate that lets a one-family, two-family, multi-family or commercial building be sold and keep being used the way it is used now, and the department still inspects the building before issuing it.
The city's Fire Prevention Bureau handles the smoke and carbon monoxide side. It inspects homes on sale or change of tenancy for compliance with the state alarm rules, and says it now processes the resale and smoke certifications that used to come through the Building Department. The city's announcement did not list a fee or a processing time for the Resale Certificate, so we do not quote one. When you sell to us, we file the application, pay for it, meet the inspectors and complete whatever repairs the inspection requires before closing.
Rent Control in Bayonne: The 2011 Line
Bayonne's rent control works differently from most cities. Rent control began in 1973 and was renewed every year until it lapsed on June 30, 2011. Units that were empty on that date came out from under it. Units with tenants in place stayed controlled for as long as those tenants remain, and the 2023 ordinance spells out the protections for them.
- A covered unit is one that was rent-controlled and has had the same tenant continuously since June 30, 2011.
- Buildings with four or fewer rental units are exempt, as are subsidized units such as Section 8.
- Every landlord with a covered unit must file a Registry of Rent-Controlled Tenants with the Rent Control Office by December 1 each year, and give a copy to those tenants.
- When a covered tenant moves out voluntarily or is lawfully evicted, the landlord can apply for permanent decontrol of that unit; the fee is $25 per unit.
So if you own a building of five or more units with long-time tenants, some rents may be well below market, and they will stay that way under a new owner. That does not prevent a sale. We look at the registry and the leases, price the building on what it really earns, and take over the controlled tenancies at closing.
Bayonne Taxes, the Grace Date and the Tax Sale
Bayonne bills property tax quarterly, with legal due dates of February 1, then May 1, August 1, November 1. The city's practice, announced each quarter, is a grace period through the 10th; after that, interest is charged all the way back to the first. The 2025 state figures put Bayonne's general rate at 2.880 per $100 and its effective rate at 1.987.
Unpaid taxes are sold once a year. The 2026 tax sale was set for April 15 at the Tax Collector's office in City Hall, covering liens as of December 31, 2025, with redemption at 18% a year. The notice warns that a property is pulled from the sale only on payment in full, in cash or by certified check, and that partial payments are refused. If a lien on your house was sold, it can still be redeemed through the collector. A sale to us clears it out of the purchase money, with nothing to pay out of pocket first. Water, Sewer and Utilities at Closing
Bayonne's water and sewer systems are run by Veolia under a 2012 concession agreement with the old Bayonne Municipal Utilities Authority, whose role the city has since taken over, and bills are paid through Veolia. At closing, the title company normally orders a final reading and payoff so that the last bill is settled from the sale and nothing is left for the new owner. If the account is behind, that balance is paid out of the price as well.
Flooding and the Seller Disclosure
On a peninsula, water is never far away, and the city posts a hurricane preparedness guide for residents. Since March 20, 2024, New Jersey requires every seller to answer the state's flood risk questions on the property disclosure, so look up your address on the FEMA flood maps before you sign anything. A basement that has flooded, or a house in a mapped flood zone, is not a reason we would walk away. We buy it as it is and account for the condition in the offer.
Foreclosure, Estates and Tenants
Foreclosure. Bayonne properties in foreclosure are auctioned by the Hudson County Sheriff on Thursday afternoons, twice a month, in Jersey City. Until that sale the house is yours to sell. A sale to us pays the lender at settlement, and as an owner-occupant you keep a ten-business-day right to cancel after signing, which we build into the closing date. Tenants. Leases stay in force when a building is sold in New Jersey, and a sale is not grounds to evict. We buy with tenants in place, controlled or not; their deposits and interest pass to us at settlement and they get written notice of the change.
